Serving Syracuse and Central New York in person, and owners anywhere remotely.

Suburban Family Home

Who this is for

Small residential landlords

LLC's

You own rental property and the books have become a second job you didn't apply for

with anywhere from one to a couple dozen properties

who need each entity kept clean and separate

Student rental owners

Out of town owners

near Syracuse University, where turnover, deposits and summer vacancies make the numbers messy

who want somebody local watching the numbers

Why landlord books get messy

from 3 properties all in one bank account, and nobody can say which unit paid what

like a new roof and leaky faucet both get categorized as "Repairs" though your CPA treats them very differently

Rent

Repairs

mixed in with operating cash

gets booked as one lumped expense, burying the principal, interest, & escrow inside of it

Security Deposits

Mortgage Payment

Rental books don't break all at once.  They drift, one shortcut at a time, until tax season turns into a disaster

What's included

Every client gets monthly books, kept by property, reconciled to the bank, with reports you can clearly read

Monthly Bookkeeping

-- Income & expenses recorded by property and by unit, using categories your CPA expects for rental returns

--Bank, credit card and loan accounts reconciled every month

--Mortgage payments split into principal, interest, & escrow

--Repairs tracked separately from capital improvements, so your CPA can make the depreciation call

Reporting

--Monthly owner report: Profit & loss by property, cash position, & net operating income

--Year-end package for your CPA: full-year statements, fixed asset listing, loan summaries and contractor payment totals

Rent & Tenant Tracking

-- Rent roll reconciled to actual deposits each month

--Late & unpaid rent report, so nothing slips through the cracks

--Security deposits tracked separetly from operating cash

Cleanup

-- Catch-up work for months or years that fell behind, so you start from accurate books

What we don't do

We don't prepare tax returns, and we don't manage tenants.  We keep the books your CPA and your property manager depend on.

Your CPA files them. We hand over a clean year-end package & answer their questions directly, so you're not stuck in the middle

Tax Returns

We don't collect rent, screen tenants or handle repairs.  We track the money once it moves

FAQ

I only own one rental. Is a bookkeeper worth it?

Often, yes. If your rental shares a bank account with personal spending, or you rebuild the year from statements every spring, monthly books usually save time and CPA fees.

Do you prepare my taxes?

No. We keep the books and send your CPA a year-end package. We're happy to work directly with your CPA, or to introduce you to one.

Can you fix books that are behind or a mess?

Yes. Cleanup is one of our core services. We review what you have, quote a fixed price, and bring the books current before monthly work starts.

How do you handle security deposits?

We track them separately from rent and operating cash, by tenant. New York has specific rules on holding and returning deposits, so clean records matter.

Do you work with commercial landlords?

Yes. We handle retail, office and mixed-use properties, including year-end CAM reconciliations for tenants on expense-sharing leases.

Do you only work with Syracuse landlords?

We're based in Syracuse and serve Central New York in person. We work with owners anywhere remotely, including out-of-state owners with local property.

What does landlord bookkeeping cost in Syracuse?

Our monthly plans start at $499/mo for small landlords. Pricing depends on units, accounts and how current your books are.
